With more than 10 years of private practice experience, Hanan has an extensive and detailed understanding of all real estate transactions giving clients a distinctive advantage. Prior to joining McCarthy Denning, Hanan was a Managing Associate at Addleshaw Goddard LLP.
She has advised a variety of clients, including property developers, institutional property funds, student accommodation providers, funders, landlords and tenants on all aspects of real estate matters including sales and acquisitions, financing, lettings and asset management.
Hanan is also used to dealing with complex real estate transactions and has led and advised clients on portfolio acquisitions and disposals and complex development projects involving joint ventures structures and land assembly issues involving multiple stakeholders.
Examples of Hanan’s experience include:
- Advising a property developer on a number of their schemes, including an award-winning residential scheme in the Royal Docks, London comprising 360 flats, the site assembly and £250m forward funding of a 500+ unit residential scheme in Croydon and the site assembly and forward funding of a mixed-use scheme that will provide 245 homes in Greenwich.
- Acting for a student accommodation provider on its £98m acquisition of over 2000 beds in Swansea, Wales. The transaction was a complex acquisition that involved both asset and corporate acquisitions with a £63 million index-linked bond debt financing overlayed on an existing income strip lease structure.
- Acting for an institutional fund on the acquisition, financing and subsequent disposal (for a combined value of circa £140m) of a portfolio of industrial multi-let properties across the UK.
- Acting for a bank in connection with its letting and acquisition of over 100,000 sq.ft of office space in the City of London. Advice included advice relating to options for additional floors, in connection with landlord’s structural works and tenant’s fitting-out works and call/put options of the outgoing tenant of some of the floors.
- Regularly acting for lenders in funding and taking security or releasing existing security over various properties (including shopping centres, industrial units and office buildings); most recently relating to the £900m+ mixed-use scheme at Hawley Wharf, Camden.
- Acting for an Abu Dhabi investment fund on its first property acquisition in the UK and the subsequent refinancing and asset management of the premises.
- Acting for a listed institutional property company on acquisitions and disposals of multi-let office schemes across London.
- Acting for a property company on its asset management of offices in Victoria, London, including its strategic plans for obtaining vacant possession for the purposes of redevelopment.
- Acting for a UK hotel operator on its leasehold acquisition of various turnkey hotel development sites across the UK
